Shields of red and white can be seen on the round stained glass windows as one passes through the gates of the Bacon Mansion – the leading bed and breakfast in Seattle, Washington. Built in 1909 by Cecil Bacon on Seattle's Capitol Hill, this classic Edwardian-style Tudor shows not only the trademark family crest, but a fine preservation of original woods, chandelier with 3,000 crystals, marble fireplaces, and a treasured library. Located in the Historical Harvard-Belmont Landmark District, most of the original floor plan and exterior has been retained. In 1984, a great fire burned 60% of the interior and necessitated major renovation. Fortunately, Bacon Mansion's massive walls spared the glass and wood pocket doors found in the "day rooms." Opening as The Broadway Guest House in 1985, this unique bed and breakfast is now a stately residence for all who enter.

The main Guest House, consisting of 8,000 square feet of living space, is divided between four levels. A spacious outside patio leads to the historic Carriage House. The Mansion's guest rooms are available nightly, as well as the "day rooms," which are available for social and business events. Along with delicious breakfasts, which include a potpourri of cereals, muffins and delicacies, catered lunches, dinners and receptions are also available.

History fills the mansion walls, and while you explore the house, perhaps you will catch a fellow guest playing the grand piano. Just a short distance from the Capitol Hill and downtown Seattle’s commercial districts, you will be sure to enjoy shopping and access to Seattle's many attractions.

Cities see boom in sales of luxurious housing

DLF sold apartments worth Rs 1,000 crore in December.
The country’s largest real estate developer, DLF, sold apartments worth Rs 1,000 crore in December. This is the highest monthly sale the company has recorded in its history.
There are many developers like DLF who have seen a surge in the sale of apartments across the country in the quarter ended December, especially in the luxury and semi-luxury category.

A large chunk of DLF’s sales are also from the luxury and semi-luxury segments. It sold 76 apartments of Rs 5 crore each in The Magnolias, Gurgaon, netting nearly Rs 400 crore. The project has apartments of 5,825 sq ft each and duplexes and penthouses of 9,000 to 10,000 sq ft each.
It made another Rs 200-300 crore each in its relaunched projects, DLF Belaire and Park Place, in Gurgaon. Belaire had a price of Rs 2-3 crore each and Park Place of Rs 1.25-1.5 crore.
Indiabulls Real Estate has sold 100 apartments in its 65-storey ‘Indiabulls Sky’ in the Lower Parel area of Mumbai in the past four months. It has also recently launched Indiabulls Sky Suites with full-age advertisements, promising ‘A head in the clouds experience’’. While, apartments in Sky were priced at Rs 6.75-22.5 crore, depending on the size, Sky Suites are expected to be higher.
Indiabulls is also working on a super-luxury, ‘By invitation only’, Indiabulls Sky Forest, where homes are more than 10,000 sq ft each and priced 10-20 per cent higher than Sky projects.
Buoyed by response for its premium housing projects, Orbit Corporation, another Mumbai-based developer, says it will launch one luxury project in the city every quarter. Orbit has sold off its first lot of 18 flats in Orbit Terraces — a premium housing project in the Lower Parel area where apartments ranged from Rs 3.3 crore to Rs 6.6 crore — within 17 days of its launch in September. It sold another dozen flats in the same building later.
Orbit earlier sold its Orbit Arya project in South Mumbai, where apartments were priced at Rs 10-15 crore, within a month.
The increasing sales are a result of many factors, besides general economic recovery. “A host of reasons have helped property sales. Interest rates are down, property prices are down 30 per cent from the peak and markets are doing well. All these are giving confidence to buyers to buy premium homes,” says Rajeev Talwar, executive director, DLF.
Agrees Raminder Grover, chief executive of Homebay Residential, part of Jones Lang LaSalle Meghraj: “Post slowdown, this segment has clearly picked up and we must have marketed and sold 60-70 of homes of Rs 5 crore and above.”
Developers are cashing on this demand by offering even more expensive and exclusive apartments. For instance, Pune-based Kumar Builders is planning to build ‘sky villas’ in the Worli area of Mumbai, where the first villa will start from the twelfth floor. Called Kumar Couture, it will overlook the Bandra-Worli Sea Link and will be priced at Rs 30 crore each, for about 8,000 sq ft.
Beyond Delhi and Mumbai
In Hyderabad, Dax Properties Pvt Ltd (part of Countryside Realtors Pvt Ltd) has sold 65 to 70 villas in its Golf Retreat Project since the launch last month. Costing Rs 1.2-2.5 crore each, they vary from 500 sq yards to 2,000 sq yards.
“There are takers from all over the country,’’ says Hassan, managing director of Dax. Another developer, Aditya Housing and Infrastructure Development Corporation, has sold 20 villas out of 30 at Empress Park in the Jubilee Hills area of Hyderabad. Each villa costs Rs 3.5 crore.
A few days earlier, Aditya Housing announced Mount Castle at Nandagiri Hills in the city, where each floor was occupied by a single flat. Of the 24 it plans to develop, it has already sold five.
In Pune, Kumar Builders sold 77 flats within a short span of time in its premium project, 45 Nirvana Hills, where apartments are priced above Rs 1 crore. The company plans to launch two or three luxury housing projects — flats, bungalows and row houses — in prime localities like Kalyani Nagar and Hadapsar.
Bangalore is also likely to see more luxury projects in the category of Rs 4 crore-plus by developers such as Prestige and Nitesh Estates, as developers have seen good response for the premium products in the past three months.

Luxury Homes In Bulgaria Mainly In Sofia And Varna

The residential markets in Sofia and Varna account for the bulk of luxury homes in Bulgaria while occasional listings in other cities are the exception rather than the rule reports Dnevnik.
In many cases, the label 'luxury' is misleading because it is used to describe properties that offer basic amenities like parking and sports facilities which are considered standard in the rest of Europe.
The average price of houses in the center of Sofia top out at around 3,000 euro/sq m. Houses in upscale suburban neighborhoods Simeonovo, Dragalevtsi and Boyana range between 1,200 and 1,600 euro/sq m.
Most of the luxury apartments on the market are located in gated communities and usually occupy the top floor of the building. Away from the gated complexes, downtown Sofia and the foothills of Vitosha mountain, luxury homes are mostly available in the Iztok, Lozenets and Ivan Vazov districts.
The rise in luxury housing prices has kept pace with the overall residential market, gaining 40-45% on an annual basis. The only standout is Ivan Vazov where prices added only 30%.  Apartments with an area of over 90 sq m in prime neighborhoods in Varna appreciate by 25-45% annually with average prices at 1,100 to 1,500 euro/sq m.

This house is an warning of a one with ultimate design but yet the most expensive interiors. If you see the interiors and exteriors you would actualise it has very ultimate shapes and ultimate furnishings but some sharp features like rooftop garden, tearful pool visibility from most of the part of the house, the materials used in the furnishings all of it is of superior quality. From the first floor there is cushy admittance to the exterior spaces like kitchen, living room and roof top. European Style Home Designs

Created for a couple living in Spain but yearning to come home to their native Columbia, architect Juan Esteban Correa Elejalde designed this unusual European style home design in Columbia with a contemporary, Spanish flair. The 500m2 holiday home, simply called “House on Lot 23,” is arranged in five phases – the main house with the kitchen, living, dining and guest accommodations; the “game” area with an outdoor space for entertaining; the entry foyer called the “zaguan”; the pool and deck area; and the interior courtyard at the heart of the house. A landscaped rooftop patio is the finishing touch to top off this gorgeous house design. House Design

House Design
Construction observation is also a very important piece of a successful project. Dean explains... "building is a very complex endeavor. It requires excellent coordination between the trades and installation of a myriad number of elements and materials. As an observer, I'm able to ascertain if the contractor is following the plans and building in a quality, productive manner. I also assist the contractor in answering questions and addressing upcoming work issues."

Dean also adds... "construction site visits sometimes yield surprise problems and as a result you can take remedial action before the work proceeds any further." To site a few examples: 
  • Insulation installed backwards (will lead to mold growth) 
  • Plumbing drain lines running up hill (pipes will constantly clog) 
  • Floor joists badly cut to accommodate duct work (will lead to structural problems)

Creative, Colorful & Curved Spiral Shell House Design

Like something found 20,000 leagues under the sea or set in the center of the planet, this dazzling house design by Senosiain Arquitectos was patterned after a shell – as if you could not tell. Imagine for a moment being one of the two children being raised in this structure, a fairy tale wonderland of architectural and interior design delights.
Constructed from a durable combination of steel wire and special super-thick concrete, this home is as strong as it is strange – able to withstand and earthquake and incredibly low-maintenance structurally.
Inside the home, the odd forms of the exterior continue to wrap through and connect each space. The interior feels much like it could be outside, filled with plant life, organic pattens and winding stone paths.

The only real question is whether or not this is a livable space. It is certainly fascinating, absolutely cozy, brilliantly creative and highly original but only time will tell if it can be a home as well as an amazing house.

Minimalistic Swedish Interior Designs by Åsberg Interiör & Styling

The Swedish Interior Designs are heavily influenced by the light and weather of Scandinavia, because long dreary winters with early dusk and a lack of natural light necessitated rethinking the structure of the interior design. Anything dark, gloomy, and heavy was out while anything pale, light, airy, and minimal was in. Pale walls ( especially white ones ), floors, and furnishings reflected whatever light was available, thus cheering and lightening even the darkest days of winter. Accessories are kept simple and displayed in an uncluttered manner, that offers a fresh and clean look. Swedish style interiors are becoming more and more popular. It’s a look that combines refined elegance with a casual aged appearance that seems to have universal appeal. Usually, the visual factor gets me when a piece of furniture is beautiful, but I always thought of the photographer that brings in those stunning images. Who are those people behind the modern or classy interiors we see each day? One of them is Rachael Smith – a London-based freelance photographer specializing in interiors, still life and portraits. I’ve just looked over her pictures and I’m amazed how she manages to come out with the best views and how she puts forward the best in them. Check out the Swedish summerhouse, Eero Aarnio’s home, the South London Home, the Ladbroke Grove home or the Bedo Sperlein, and tell me if that isn’t great inspiration! And a great example is this residence by Steven Harris and Lucien Rees-Roberts. The guys worked with a 4,000 sqm building and succeed to bring about a contemporary styled interior. Throwing subtle colors and layered textures, the folks over at Reese Roberts Solicitors (they’re specialists property practice in Liverpool) have combined a classic and richly texture approach, with the right amount of lighting in every room.
